How rent cheques work in the UAE

In the UAE, annual rent is usually paid with a set of post-dated cheques (PDCs) handed to the landlord at the start of the tenancy. The number of cheques — most commonly 1, 2, 4, 6 or 12 — is agreed in the tenancy contract. Fewer cheques often secure a better rent, while more cheques ease cash flow across the year.

Each cheque is dated for its due date, and cheques are spaced evenly across the 12-month term: 4 cheques clear every 3 months, 6 cheques every 2 months, and 12 cheques monthly.
